What is included in our Rental?
Your 1790 House event rental includes the following:
- 40x70 Event Tent for up to 160 guests with dance floor
- Tables & Chairs
- Basic Linens
- Plates, Flatware, Water Goblets
- Dance Floor
- Luxury Restrooms
- Bridal Suite for getting ready (within the historic house)
- Ceremony Lawn
- Bar service from barn
- Fire pit with seating
- Parking for up to 60 cars
What is NOT included in the Venue Fee?
- Bar Glassware, but we include disposable!
- Overnight accommodations within the house, but this is available for an additional fee.
What is the latest we can host our reception?
10:30 pm
Is Muddy River Smokehouse included in our rental?
No, but it is available to rent for small events- a popular option for Rehearsal Dinners & Farewell Brunches!
What do you require to book?
A signed contract and 50% non refundable deposit!
A $500 refundable security deposit will be due at time of signing the contract and deposit.
Is Catering Included in the venue fee?
No, but our required in-house catering team, Chill Catering provides food, beverages and staffing.
Can we use our own bartenders and bring our own alcohol?
per our liquor license, we are required to provide the bartending service & provide all beverages. However, we are happy to work with you to customize a menu!

Do you offer discounts for off-season rentals?
We are a tented venue, so our events can only be held from May-October due to chilly New England winters!
However, the onsite restaurant, Muddy River Smokehouse is available for small events year round!
Where are the closest Hotels for our guests?
We highly recommend guests stay in Exeter, Portsmouth or Durham, New Hampshire!
